We stayed at Desert Shadow for many years. Up until 2022 they accepted us. But, in 2023 we were not excepted because of the age of our RV (23 yrs old) . They told us our RV was too old. I don't understand why all of a sudden it's too old. The 10 yr rule was affective 13 yrs ago. They weren't even going to let us submit pictures. I don't know why their attitude has changed. Don't know if it is because of new management or ownership. Loyalty apparently doesn't mean anything anymore.

Good Sam read your members' reviews. Your members overwhelming do not feel this is a 10/10/10. First, this is an OLD mobile home park for park model-size trailers that are practically on top of each other. It is not an RV campground, They just happen to have 20-some RV spaces. Secondly, they are the only "campground" we have ever stayed at that does not accept packages (Amazon, UPS, etc). They do not tell you this anywhere. Good Sam read your members' reviews. Your members overwhelming do not feel this is a 10/10/10. First, this is an OLD mobile home park for park model-size trailers that are practically on top of each other. It is not an RV campground, They just happen to have 20-some RV spaces. Secondly, they are the only "campground" we have ever stayed at that does not accept packages (Amazon, UPS, etc). They do not tell you this anywhere. You find out when your packages get returned to the shipper. You need to have your site number to get packages but you don't get that until after you arrive. So if you try to have something sent for your arrival, they will refuse delivery. Surprise! Who does this? Thirdly, they have extensive rules but don't enforce them. The Class A next to us had continually barking dogs. We couldn't service our tanks or even walk to our vehicle without them going crazy barking. They had a guest with two dogs walking IN OUR SITE . The dogs were well into our site at the ends of their leashes lunching at us, barking and baring their teeth. I reached out to management but nothing was done to fix this issue. The next night, the neighbors left the dogs alone and the poor things barked literally for hours. I took videos. Another guest also came over to find out about the barking. I again reached out to management and sent them one of the videos. No improvement. I called the "emergency number" which you only find out about if you physically go in the office and search for signs. The person I talked to said he couldn't help. I asked if he would reach out to the manager and he said we would have to wait until morning. The next day, WE CHECKED INTO A HOTEL!!! Clearly, no one in management or the office could be bothered to enforce their own pet rules. They're there for the mobile home community and our feeling was that the RV spaces and guests were an inconvenience to them. At best, this is a c-rated place to stay only if you are desperate.

I think the triple 10 rating is very misleading. The place is OK. The positives are: very friendly and helpful staff, very good location in NW Phoenix and adjacent to two major highways. Negatives: "dog parks" are tiny gravel pits with a rake and shovel to clean up poop and deposit into a bucket that made me gag the showers were clean but no place for private undressing and dressing (think high school locker room) the sites are very small/narrow the trash pickup was very spotty (we were told to... Negatives: "dog parks" are tiny gravel pits with a rake and shovel to clean up poop and deposit into a bucket that made me gag the showers were clean but no place for private undressing and dressing (think high school locker room) the sites are very small/narrow the trash pickup was very spotty (we were told to leave garbage bags by the roadside) and many times there were bags up and down the road for up to 48 hours! I will choose another place next time and not trust the 10/10/10 good sam rating so much.

Desert Shadows is a very convenient location in Phoenix with easy access to I 17. There are many restaurants and stores nearby. Within walking distance there is a Costco and In and Out. Unfortunately, the park has the gate locked and you have to purchase a remote gate opener to walk there. Otherwise it is a long walk. Although there were many dog owners in the park, there are obviously people that don't like them near their property. So you will have to respect their wishes that your dog does... Read More

Although there were many dog owners in the park, there are obviously people that don't like them near their property. So you will have to respect their wishes that your dog does not use their property. However, there are residents that do not have their dogs on leashes (probably the offenders). So while they accept dogs, the park has a confusing enforced policy. The restrooms and showers were clean, but there were not many showers. The laundry room was somewhat clean, but if you use the facility you will have to stay close by and remove your clothes as soon a they are done. There is no effort to locate you, even if you are in the facility. Our clean, dry clothes were thrown on the floor even though we were in the facility folding our cloths. The cloths they threw on the floor were still warm. Beware! We were told this was a policy by the offender. Overall, we like the location, amenities, and location in Phoenix.

We stayed for a night while traveling South through Phoenix on I-17. This was our second stay. The park is near I-17 & 101 with access along multi lane busy city streets. There was an escort to the site. But the turn from the registration parking was very sharp. The interior roads are paved. The majority of the sites are back ins with lot models. The 28 pull through sites are in the middle of the park, close to the entrance, along the main entrance road on an island created by roads on both sides. They have full hook ups - water, electricity (50/30/20 AMP), & sewer. The P/T sites were long enough to stay connected to toads but required a lot of hose/cords to reach the utilities as they are at the rear of the site. The sewer connection was at ground making it easy to establish a downhill flow. The P/T site surface is gravel with a crest so there is a slope to the front & back from the center high point. They have an outside bench and a small concrete patio but no outside table. Not much space between the sites. There was daily curbside garbage collection at the site but the park literature says curbside pick up is only 2 days per week. The P/T's offer a good view of the southern sky so no significant obstructions to satellite reception. The back-ins might pose more of a problem to get a clear view of the southern sky depending on the adjoining neighbor. Cable is by paid service subscription only. The park brochure listed about 36 OTA broadcast channels. Didn't try to get any broadcast channels. The provided WIFI was only accessible in the lobby & library of the main building. Site Wi-Fi was available for a fee. Our Verizon Wi-Fi hotspot worked well. Didn't try the NET10 phone so don't know about the reception. There were several pet areas around the park. Didn't make it to any of them. There were sufficient paved roads to walk the dogs. We didn't use the indoor pool, hot tub, restrooms/showers or laundry room. All of these are located in the same building in the center of the park. TIP: There was shopping within about 5 miles of the park. Domino's delivered.

Terrible place. Each RV is within 10' of the next one. Cost with GoodSam discount $46, plus a short stay fee of over $5. At hookup, 30 amps was not steady and kept blowing my safety breaker so had to use 110 with adaptor. No WiFi. No cable... told air atenna works great, but I found that it was not true. No picnic table or firepit. A cement slab and a bench only. I paid a high price for nothing very grand.

Great park for visiting the Phoenix area. Close enough to the major highways to get around Phoenix, but far enough as to be quiet. We enjoyed our stay here and would definitely stay here again. We prefer the pull thru sites that are very large.

Our first trip to the Phoenix area. We booked and stayed at Desert Shadow mostly due to the Good Sam 10/10/10 rating. The staff was friendly however the resort Good Sam Appeal/Facility ratings is not accurate. The resort is outdated and shouldn't be rated more than a 7 at the most ( would like to know how Good Sam based a 10 for the Appeal rating?) with regards to the Appeal/Facility Good Sam rating. Our first trip to the Phoenix area. We booked and stayed at Desert Shadow mostly due to the Good Sam 10/10/10 rating. The staff was friendly however the resort Good Sam Appeal/Facility ratings is not accurate. The resort is outdated and shouldn't be rated more than a 7 at the most ( would like to know how Good Sam based a 10 for the Appeal rating?) with regards to the Appeal/Facility Good Sam rating. The gym facility and internet services were not at par with other 10/10/10 campground we visited in the past. We stayed last week at another Phoenix-area RV Resort (Canyon Vista/ Superstition Rv Resort ) and the sites and the resort was by far superior and more appealing. We booked 7 days and will be leaving after 3 days.

This park is definitely not for small trailers. It is all big rigs and rental units. Good Sam says the restrooms are rated a 10, but they really don't even have restrooms except those associated with the pool. Considering the rates, they should have wi-if and cable at each site, which they do not.

This park is old & in need of an update.. The concert pads are not big enough for the big rigs.. The sites are really un level.. Most of them slop to the west.. So you feel like you are walking sideways inside the rig.. The I17 traffic notice is really loud..The palm tress are in the way so you cannot open your slide, doors or awning.. The showers are really old.. NO WIFI or CABLE.. Over priced for what you get .. Mostly park models with rvs through in-between..Will not stay here again..

The RVs are in "lots" instead of "sites" and are squeezed in between park model homes. The lots are very unlevel, tilting towards the street. We needed to use several levels of leveling blocks under our front wheels in order to level the coach. They are also very close together. If our back window opened up, I could reach out and shake hands with the people behind us. And with our living room slideout extended there is only about a foot between it and the pickup truck belonging to the person next to us. Free cable and wifi are available at the office complex only. In order to get cable at your site, you have to contact the cable company and pay their rates. Same for wifi. We don't need cable and have our own wifi hotspot so it didn't really bother us. They don't accept credit cards for monthly stays, only cash or check. I suggest you pay the deposit for the back gate key so that you can get to a traffic light if you want to make a left turn on the highway. The amenities are another thing altogether. The laundry room is large and clean, with plenty of room on the tables to fold your clothes. Washers cost $1.25, dryers are $0.50 for 20 minutes. There is a sitting area with a tv and magazines in the laundry room. There's a large, heated indoor pool and hot tub. Outside are shuffleboard courts and bocce ball courts. An extensive library also has two tables for jigsaw puzzles and several computers. There are also a billiards room, card room, exercise room, etc. There is always some activity going on at this park.

Very nice Park! Very clean and comfortable. We were traveling with kids and the only issue we had was the limited hours that they were allowed in the pool area. Otherwise, highly recommend to everyone!

We stayed for 2 weeks because my wife needed to be at the Mayo Clinic Hospital. The staff was very accommodating with our changing schedules which made our stay much better. It is a very clean friendly park with a really nice pool and one of the best hot tubs I've ever been in. I've not been to a park before that is part full time MH and part camping, it has much more of a community feel to it with everyone being very friendly and helpful. There was even a Chrismas show one night and a pancake... Read More

We stayed 2 nights in a pull thru site. Full hookups were used. No Wifi in the park. The staff was very helpful and courteous. The facilities were nice. Ice is available in the recreation area. Mostly full timers stay here.

Thank you for your stay at Desert Shadows in Phoenix, AZ. We hope you enjoyed your traveling experience and beautiful Phoenix. We are sorry your wifi experience was not what you expected, but we do have free wifi in our clubhouse and lobby building and we also have wifi at each individual lot for a daily/weekly fee. While the facility contained several activities for guests including billiards and very clean indoor swimming pool with jacuzzi, we felt as outsiders using the facility since over 90% of the RV Resort is occupied by long term residents. We would not recommend this RV Resort for a stay beyond 1 night as we found several of the residents and management to be rude when we used the facility.
