Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-in Procedure - Check-In Time: After 1:00 PM. Upon arrival, all guests must register at the office - An early check-in may be available for an additional fee. - Check-Out Time: Before 11:00 AM for all sites. - A late check-out may be available for an additional fee. - All outstanding balances to be paid at Check-Out. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Gate Cards - Please return all gate cards to the office or the card drop box located outside the office. Guest accounts will be assessed a fee for lost or unreturned cards. After Hours Arrival - For the security of our guests, Canopy RV Resort is fully gated after hours with electronic access. - To receive the best service possible, we request that guests plan to arrive before the office closes. - However, our team understands that traffic and other unforeseen circumstances can make arriving before the office closes difficult. In those cases, our team will do everything possible to ensure your stay with us gets off to a great start. - If you determine you will be arriving late, please call us so we will be ready to serve you. (830)-310-8511. Deposit - All reservations less than a month will be required to pay in full. - Monthly sites require a non-refundable $250 deposit at time of reservation. Quiet Time and Curfew - The Resort's quiet time is from 10:00 PM - 7:00 AM daily (no loud talking, loud radios, loud televisions, etc.). - The use of generators is prohibited. - Children under 16 years of age may not leave their campsite after 10:00 PM unless going to/from the bathhouse or are accompanied by an adult. Occupancy - The maximum number of registered guests including visitors allowed per site is 5 without prior approval from management. Daily Visitors - Visitors are required to register with the office upon arrival and visitors utilizing the Resort amenities will be charged a daily fee. Speed Limit - The posted speed limit is 5 mph on all Resort roads and all posted traffic signs must be obeyed. Motorized Transportation - We do allow gas golf carts but can not use them during quit time 10pm to 7am. Site Appearance - Traditional outdoor furniture is allowed to be neatly located on your patio or rear portion of your RV pad. - Free-standing shade structures such as screen rooms, canopies, tarps, decks, steps, fences or tents are not permitted. - No outside storage is permitted. - Please check with management for potential alternatives for screening approved items guests might desire to locate outside their RVs. - This rule will be strictly enforced to ensure the beautiful appearance of the resort is maintained. Trash - All trash to be bagged and placed inside the Resort dumpster. - No trash cans or bags allowed outside RVs. Pets - We welcome dogs at Canopy and have two dog parks - one for small dogs and one for larger ones - and a dog wash station. - If you want pet fencing at your site, it should be metal fencing specifically for pets (no plastic landscape fencing.) Fencing color must be black. - Pet fencing requires management approval to ensure it's in good condition and in compliance with resort aesthetics. - If not contained within fencing, pets should be on a leash while outside your RV. - Pet kennels and dog lines are not permitted. - Please do not leave pets unattended. - Pets are not allowed in the pool area, pickleball courts or the interior of the clubhouse. - The Resort reserves the right to reject admittance of any pet due to safety concerns. - No more than two pets allowed. As usual, please pick up after your pets. Smoking - Smoking is not allowed in the common areas of the Resort. RV Restrictions - All RVs must be currently registered and maintained in good condition. - Sorry, no tents, pop-ups, A-Frames, truck campers, converted school buses and/or converted trailers. - All RVs are subject to external inspection before entering the Resort. - RVs that are 10-years or older must be approved by Resort Management before making the reservation. Watercraft, Cargo, and Utility Trailers - Cargo trailers or watercraft are not permitted at camping sites. - Storage is available nearby at for an additional fee. - Please inquire with guest services. Vehicles - Parking only on the concrete pad not on site pad. Packages/mail - Packages will be accepted at the office. - Please include site number on any packages. - Canopy will not hold or forward any mail after departure of guest. - Resort assumes no liability for package delivery. RV Washing - If you would like to wash your RV or vehicle during your stay, please contact the Resort office to purchase the required permit. Accidents/Incidents - All accidents or problem incidents must be reported to the Resort office. Children - We welcome children in our Resort. - Children under the age of 14 must be always chaperoned by an adult. RV Site Service Agreement - The Monetary Policies and Resort Rules set forth above, coupled with the information below and your online reservation, set forth the terms and conditions of the RV Site Service Agreement between the Resort and you as our guest. - As a guest to the Resort, you acknowledge your understanding of your monetary obligations and your obligations to abide by the rules set forth above. Resorts right to terminate the RV Site Service Agreement - Please be advised that the Resort Rules set forth above are established to ensure the quiet enjoyment of the Resort for all our guests. - In general, the Resort will not tolerate intentional or repetitive Resort Rule Violations or any onerous, noxious, or offensive activity of any sort that could interrupt or adversely affect the quiet enjoyment of other parties utilizing our Resort. - In the event of such breach or activities mentioned above, the parties responsible for such activities will be required to immediately vacate the Resort under Texas Penal Code section 30.05 - trespass law, without a refund. Indemnity and waiver of Liability - Guests shall indemnify and hold Resort owner and management harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and/or guest actions or inactions or inactions (or those of their employees, agents or invitees) or any other party related to guest’s use or occupation of the RV site and Resort common areas, regardless of whether such loss was caused by the negligence of any of the Resort’s owners or managers. Pool - No diving or jumping into the pool. - No running, pushing, or roughhousing allowed in or around the pool. - No glass containers or sharp objects allowed in the pool area. - No smoking allowed in the pool area. - No pets allowed in the pool area. - Children must be supervised by an adult at all times. - Proper swimwear must be worn in the pool at all times. - No food or drinks allowed in the pool. - No loud music or excessive noise allowed in the pool area. - Pool hours are from ___am/pm to ___am/pm. Pickleball Court Rules - Use of this court is at your own risk. - Only guests playing pickleball allowed on the court and the court is only to be used for pickleball. - Tennis shoes only (no black sole shoes). - No food, glass, or alcohol beverages. - No pets. - No bicycles, roller blades, or skateboards. - Do not abuse the net or equipment. - Children under the age of 16 must be accompanied by an adult. - Please limit court time to 1 hour if other guests are waiting. Laundry Room Rules - Laundry room machines for guest use only. - Laundry room hours from 9am to 10pm. - Open and accessible from outer door 24/7. - Please do not overload machines. - Use only he detergent in he rated machines. - Clean lint tray after each use. - Not responsible for lost, stolen or damaged items. - Please remove clothes immediately after each cycle is complete. - All children under 16 must be accompanied by an adult. - Please do not wash pet beds. - No pets allowed. - Please report any broken or malfunctioning machines to property management. Propane Grill Rules - Grills for registered guests only. - Usage is on first come first serve basis. - Grill must be attended at all times. - Please make sure all knobs are in the off position and that the propane has been shut off after each use. - Please clean grill after use. - Place all trash in trash receptacles. - Resort is not responsible for accidents or incidents. - First aid kit is available on building entrance. - Fire extinguishers available on building. Can we be more specific here? What about when the office is closed, is it still in an accessible location?. - Grills are not to be moved. - Please keep open flames and flammable objects away from the grill. - Propane and wood burning firepits allowed only off ground and contained. Fitness Room Rules - Fitness room hours 9am to 10pm. - Gym is open and accessible from outer door 24/7. - Use of equipment is at your own risk. - Proper fitness attire required, including athletic shoes and proper workout clothes. - No children under 16 allowed without an adult. - Please wipe down equipment after use and return equipment to its designated place. - No smoking, eating, or glass containers. - Please do not monopolize equipment and workstation. - Resort not responsible misplaced items or for any accidents or incidents while using equipment. Dog Park Rules - Use of this dog park is at your own risk. - Dog park is for registered guests only. - Dogs must be up to date on vaccinations. - Aggressive dogs are not permitted. - Dogs must remain on leash when entering or leaving the park designated fenced area. - Close and latch gates immediately upon entering and exiting. - Do not leave dog unattended. Owners/handlers must remain in the park with leash readily available. - Owners are legally responsible for the behavior of their dog at all times. - Owners/handlers are responsible for any injuries caused by dogs under their control. - No female dogs in heat are allowed in the dog park. - Do not allow dogs to dig. Owners/handlers are responsible for refilling any holes created by digging. - Owners/handlers must clean up and disposed of their dogs waste in receptacles provided. - Children under the age of 16 are not permitted unless accompanied by an adult. - Smoking is not allowed in the dog park. - Glass is not allowed in the dog park. - Canopy RV resort is not responsible for injuries to you or your dog while in the park.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
