Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In Procedure - Check-In: 3:00 PM - Check-Out: 11:00 AM - Guests are required to register at the office upon arrival. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Guest Stay Rules - Limited showers available. RV's should be self-contained. - Shower requires a code. Please contact upon arrival for code. - Guest stay is at will for so long as rent is paid in advance, subject to compliance with the Terms and Conditions of the Park. - Guest stay cannot extend past 6 months consecutive time. - Guests staying longer than thirty (30) days may, at the discretion of Park Management, undergo a criminal background check prior to being authorized to stay in the Park. - Guests staying longer than thirty (30) days will be charged on a monthly basis and the due date for all lot rent, applicable utilities, and other charges shall be due in full on the day of the month they initially checked in. - If the Guest abandons a lot, the stay may be terminated at Park Management’s option and the Park may exercise all rights upon termination of a stay. Behavior Policy - No fighting or loud, obnoxious, drunken, threatening, or foul language, conduct, or acts shall be permitted in the Park. - Guests hereby agree to respect the privacy and quiet of their neighbors. Quiet Time - Quiet time is from 10:00 pm to 8:00 am. Peddling and Soliciting Rules - No peddling, soliciting, or commercial enterprise will be allowed in Park. Visitor's Policy - Guests and Guests invited visitors agree and acknowledge that the peaceful enjoyment of the Park by Guests is paramount and that Park Management reserves the right to terminate the stay and remove any persons who threaten or disturb the peaceful enjoyment of other Park Guests. - Guests and guests invited visitors shall fully comply with all statutes, ordinances, health, safety, motor vehicle, and fire codes, and the Park Terms and Conditions and revisions and amendments thereto. - Failure to comply shall result in the termination of the Guest’s stay and removal of the Guest and the Guest’s property from the Park. - Guests’ invited visitors must register at the office upon arrival at the Park. - Any invited visitor staying overnight is considered an additional occupant and the Guest will be charged based on additional occupancy fees. Cleanliness Policy - Guests must always keep their lot clean and free from rubbish and trash. Tents and Converted Buses Policy - No tents or converted buses are permitted in the Park. RV Unit Policy - Park Management reserves the right to reject any RV unit which is not compatible with units in the Park. Vehicles and Parking - Each Guest is provided with off-street parking space for one vehicle. - No guest travel trailers, campers, or camper trucks of any sort will be stored or parked for overnight use on a Guest’s lot. - Pickup trucks, campers, or toppers, and/or boats cannot be stored on the lot. - Inoperative and/or unregistered automobiles must be removed from the Park within three (3) days of notice. - No storage of any kind is permitted around or under an RV unit. - No repairing of cars, boats, motors, trailers, or any similar disturbing activity on any lot. - All Guests and their invited visitors must observe the posted speed limit within the Park. - Motorbike riding is permitted only for ingress to and egress from the Park. - 2 cars per site - Guest parking is in the rear of the Community. Outside Decorations Policy - Outside decorative lights are to be used only at Christmas. - House refrigerators may not be kept outside the trailer. - Placing the “For Sale” sign in or around any Guest RV unit is prohibited. Sub-letting Policy - Sub-letting of any RV lot or renting of any RV unit by any Guest is prohibited. Deposit/Reservation Fees - Guests staying for one month or less must pay in full at the time of booking. - Guests staying more than one month must pay a $100 reservation fee to hold their spot, which goes towards the balance of the stay. - Charges will be assessed monthly for the length of the stay. - An additional $100 refundable security deposit will be charged upon arrival to be held until the termination of the stay. - Provided that the lot is clean, undamaged, clear of any debris, and the account is paid in full, the security deposit will be refunded to the original payment method at time of check-out. - Partial security deposits may also be issued if the amount of the security deposit is more than any outstanding balances on the account. Rates, Payments, and Fees Policy - Payment can be made by credit card, either at the Park office or online. - The Park accepts all major credit cards including Visa, Mastercard, Amex, and Discover. - A 3% processing fee is added to all credit card payments. - Failure to pay all current charges on the account, including lot rent, applicable utilities, and miscellaneous charges may result in a late fee of $60.00 being added to the account. - Late fees are assessed three (3) days after the defined rent due date. - All rates are subject to applicable state and local tax. - All rates are based on 2-person maximum occupancy. - An additional fee will be assessed starting with the 3rd occupant over the age of 18, based on length of stay. - $2/per person/per day - $10/per person/per week - $30/per person/per month - Daily and Weekly rates include electric fees. - Any Guest staying one or more months will be charged separately for metered electricity at the rate of 0.12/kWh. - No rates will be prorated. - Guests may be charged in a combination of Daily, Weekly, and Monthly rates based on the length of stay. - No refunds will be made on advance payments if Park Management terminates the stay. - The cost of repair of stoppage of sewer lines or damage to utilities or damage to facilities or buildings caused by the Guest, their dependents, or invited visitors, will be charged to the Guest. - Any returned or declined payments for any reason are subject to a $25.00 insufficient funds fee per occurrence. - The maximum allotted returned payments are two (2) per stay. Recreation and Amenities Policy - Amenities may only be used by Guests and their invited visitors. - Clubhouse will be open from 9:00 am to 5:00 pm or such other hours as Park Management determines from time to time. - Children under 16 shall not be permitted in any common or recreational areas of the Park unless accompanied by the owner of the RV unit they are visiting, their parents, or a responsible adult. - All recreational facilities, including the clubhouse and pool are used at the Guest’s own risk. - Park Management will not be responsible for personal injury or property damage to the Guest, his family, or the Guest’s visitors. - No alcoholic beverages permitted in common area buildings or recreational area which is used for general assembly without Park Management’s approval. - Laundry facilities are provided for your convenience. - Clotheslines are not permitted. Pool Policy - Posted pool rules and regulations must be followed. - No person under the age of 16 shall be permitted to use the pool unless accompanied by an adult guardian. - Management does not assume any liability for injury or accidents which occur in or around the pool or related deck areas. - Pool will be open from 9:00 am to 5:00 pm or such other hours as Park Management determines from time to time. - The pool will be closed in the event of pending inclement weather or detected lighting within the area. - No Guests or invited visitors are allowed in the clubhouse with wet bathing suits. - Diaper-age children are not permitted in the pool. - Pool will be heated from November 1 through April 30. Waste Removal Policy - All garbage must be wrapped and placed in trash receptacles provided by the Park. - Household cooking grease must be disposed of as garbage and not poured down drains. - Disposal of hazardous waste, oil, fuel, etc. within the Park or in disposal containers provided by the Park is strictly prohibited. - All persons needing to dispose of the same must contact the necessary governmental authorities and make all necessary arrangements to dispose of same. Pets Policy - All pets must be pre-approved by Park Management. - No more than 2 pets per site. - Maximum pet weight permitted is 80 pounds. - All pets must be registered with the office and proper documentation of vaccinations provided upon request. - Guest(s) always accepts responsibility for pet(s) in the home and within the boundaries of this Park. - No animals of exotic nature, non-domestic canines/felines, goats, sheep, chickens, or other "farm" animals are permitted. - Cats are "in-house" pets ONLY and are required to always remain indoors. - No vicious breeds are allowed on the premises at any time, specifically including but not limited to, Rottweiler, Chow-Chow, Pit Bull, Bull Terrier, Staffordshire Terrier, German Shepherd, Doberman Pinscher, Wolf, Wolf-Hybrids, Akitas, Mastiffs, Cane Corso, Great Danes, Alaskan Malamutes, Siberian Huskies, Rhodesian Ridgeback, St. Bernard, American Bulldog, Boxer, or any mixed breed including one of these breeds in its lineage, and/or dogs with a history of biting a human being, unless they are certified service dogs and proper paperwork is provided. - Park Management reserves the right to deem any breed of dog "vicious" based upon pet actions such as, but not limited to, biting other tenants, or attacking other pets on the property. - Pets are not permitted to be tied outside unattended and must be on a leash at ALL TIMES, within common areas of the Park. - Park Management reserves the right to have any unleashed animals found outside removed by local Animal Control/Humane Society without notice. - Domestic animals or house pets shall not be allowed to run at large or create a nuisance in the Park. - Guest(s) who own pets that cause disturbances, including but not limited to excessive barking, and have documented, valid complaints on file, may be asked to remove said pet(s) from Park. - Any animal that bites or attacks another person other than its owner must be removed and not allowed to return to the Park. - Pet droppings must be picked up and properly disposed of daily from the Guest’s site, anywhere within Park, and each occurrence on "walks". - This shall include all common areas of the Park as well. - There will be a $100.00 charge to clean up pet droppings, if not done by the Guest(s). - Absolutely NO BREEDING of animals of any kind within the Park. We strongly recommend you spay or neuter your pets. Campground Disclaimer - Park Management is not responsible for any loss due to fire, windstorm, flood, accident, or theft. - The Park does not maintain insurance on the property, trailers, contents, etc. of the Guests or their visitors. - Upon violation of any covenant in the Terms and Conditions by the Guest, including without limitation, failure to pay rent for a period of three (3) days after such rent is due, Park Management may, at its option, immediately terminate the stay, disconnect all utilities, and remove the Guest and Guest’s property to a storage area. - Guest agrees that it shall be responsible for payment of all delinquent rent, late charges, and towing and storage charges, and Park Management shall have no liability to Guest for any damage to any of Guest’s property resulting from such removal and/or storage. - If such stay is terminated by Park Management, all advance rents and security deposits of the Guest will be forfeited. - Any deviation from the above rules must have prior approval from the Park Manager. - Management reserves the right to amend these Terms and Conditions at any time and the same shall be duly promulgated upon posting within the Park pursuant to Florida Statutes, Chapter 513. - The Park Terms and Conditions and any revision thereto shall be effective immediately upon proper posting and all Guests shall immediately comply with same. - If a new Park Term or Condition or revision thereto is posted which requires the Guest to remove an improvement, vehicle, trailer, boat, or mobile home or requires the Guest to make other appropriate preparations and arrangements in order to come into compliance with new Park Terms or Conditions or revisions thereto, then in such case the Guest shall have ten (10) days from the date of posting of the Term or Condition in which to come into compliance. - The failure of the Guest to receive a copy or see a posting of the Terms and Conditions shall not be a defense to full compliance with the Park Terms and Conditions or any amendment thereto which is posted within the Park.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
