To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In Procedure - Check-In: 3 PM - Check-Out: 10 AM - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Children Policy - Children are welcome with an accompanying adult. Pet Policy - Pets are welcome. - Pets must weigh under 75 pounds. - Pets and Pet Agreement: Pets are allowed but you must ask us. - The Pet fee is a nonrefundable $100.00 flat fee per pet. - Pets must be leashed at all times. - Waste pickup and removal are a must. - Please bring your pet's crate, as pets must be crated if unattended. - Pets are not allowed on furniture or beds. - No wet Pets in the vacation home. - Pets are allowed only at pet-friendly locations with a pet deposit and/or pet fee. - If there is evidence of a pet in a non-pet-friendly home, you will be charged a minimum $100 pet fee and any additional cleaning required. - If a Pet Agreement is necessary, a separate agreement will be forwarded for your signature. - If you do not inform the vacation rental company that you have a pet, you will be subject to a $250.00 fee per pet. Age Limits - We DO NOT RENT to vacationing students or singles UNDER 25 YEARS OF AGE unless accompanied by an adult age 25 or older, guardian, or parent. Falsified Reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance down payment and the party will not be permitted to check in. Occupancy Policy - Per Lake Area Fire Codes, occupancy is defined as the number of guests allowed on the premises at any time, not just sleeping over, and may not exceed the allowed amount as stated on the website. - Children ages 3 and younger are excluded from the occupancy limit. - Guest agrees to provide the names and approximate ages of all guests, including ages of children 3 and younger so the Fire Marshall may audit these terms at any given time. - No large parties or gatherings are allowed that violate the occupancy limits. - Violating this term will result in immediate eviction and a minimum fine of $500. - A listing of guests is necessary and a separate agreement will be forwarded for your signature. Parking Policy - Per local ordinances and neighborhood restrictions, the number of cars allowed may not exceed the stated amount on the website. - All vehicles must park in the designated parking on the premises and must display the Parking Permit in your Welcome Package. - No parking is allowed on the street on or near the rented premises per Lake Area vacation dwelling rules. - Since parking configurations vary, if you have an oversized vehicle or any questions about parking, please ask in advance. Smoking Policy - No smoking inside ANY property; condominiums do not allow smoking on balconies or in common areas. - You will be assessed a minimum $200 fine if it is determined that you have smoked inside your unit. Motor Homes/Tents - Motorhomes are NOT allowed at vacation rentals, however, there are RV parks available in the surrounding area. - Lodging inside an RV on a City street is strictly prohibited by Lake Area neighborhood associations. - Tents are not allowed on vacation rental properties. Boat Policy - If you have a boat, you must receive permission in advance to bring it as the parking requirements need to be adhered to and may limit your selection of homes based on the size of your boat. Storm Policy And Road Conditions - No refunds will be given for storms. - Lake roads can be curvy and steep. - We highly recommend a four-wheel drive during the snow months. - We do not refund rent due to weather or storm conditions. Taxes - When applicable, lodging and sales taxes will be added to the rents. Quiet Hours - No loud talking or noise before 8:30 am and after 10:00 pm. Behavioral Policy - Treat your accommodations in a reasonable manner and return the property in the same condition as received, ordinary wear and tear excepted, and assume all liability for, and to hold the Owner/Agent harmless from all damages to any property or any injury to any person in, or about the premises, and all costs, including attorney fees in the defense thereof, caused by the negligence or willful acts/and or illegal acts of Guest or Guest’s visitors. - Maintain the premise in a clean and sanitary condition during their stay and keep doors, windows, and patio doors locked at all times when not on the property. - Be responsible for any damage to, or theft of, the owner’s property or equipment, and acknowledge that charges will be charged at replacement cost. - Damages not only cost you money but inconveniences future guests. - Acknowledge that this is a lakefront property and the Guest assumes all risk of danger from the lake conditions, debris, storm, winds, and the like in and around the lake, boat dock, and swim platforms, which the Guest may encounter while using the recreational facilities on the Lake of The Ozarks. - Not violate any Local Ordinance or State law in or about the premises including the occupancy, burning permit restrictions, noise, and parking restrictions. - Follow vacation rental “Good Neighbor Rules” (which essentially state that guests shall be considerate of residents living around them and treat their neighbors the way they would like to be treated if they lived next door). - Bring beach towels for use on the water. - Bath towels and bed blankets must stay in the home. - Burn in outdoor fire pits only with a Burn Permit when & where burning is permitted. - Report any malfunctions. Limited Liability - This property is privately owned. - The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or in the facilities or the lake. - Use of the dock is limited to the property owners and their guests. - Additionally, the property owners are not responsible for damage to watercraft of any kind, or for the loss of personal belongings or valuables of the guests. Payment Policy - Down Payment of 50% rental plus taxes is due with a credit card at the time of booking. - The balance is due 60 Days prior to arrival. - Checks will be accepted if received at least 30 days prior to arrival.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
