Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
We are so pleased that you chose to stay at the <b> Riverwood Resort on the Gunnison</b>! We are pleased to offer you virtual check-in, for your convenience. The morning of check-in, you will receive an email identifying your Room(s) or Spot(s) numbers and further check-in details. To make your stay as pleasant as possible (as well as comply with laws, and appease our attorneys and insurance carrier), we humbly request your cooperation in observing the following rules, policies and regulations. Any violation of these rules, policies and regulations will automatically terminate your right to stay at Riverwood Resort on the Gunnison (“Resort”) and we will retain your deposit, which shall not be refunded to you. Your agreement to abide by these rules, policies and regulations is material inducement for our agreement to allow you to rent a hotel room or RV site. Agora Adventure, LLC, a Colorado limited liability company is referred to in these rules, policies and regulations as “we” or “our”. We reserve the right to change any of these rules without prior notice to hotel guests (“you” or “your”). Any situations not covered herein will be in management’s discretion to resolve. You agree to comply with these rules and regulations as outlined below and are responsible for ensuring that all persons staying with you or at the Resort by your invitation comply with these Rules. Don't hesitate to text/call (970) 874-5787 or email ([email protected]) for any questions, concerns, or comments associated with them. Procedures: 2. Check-in times for the Hotel and Campground are 3:00 p.m. and 1:00 p.m. respectively. Check-out time for all guests is at 11:00 am. We will try to accommodate early check-in or late check-out requests made at least 24 hours in advance on a first-come, first-served basis, but please understand this is not always possible during our Summer busy season. You may text or call (970) 874-5787. 3. Housekeeping is available for hotel rooms at a rate starting as low as $20 (depending upon the room) and must be scheduled by 3 p.m. the day prior. To schedule, simply text your desired time to (970) 874-5787. 4. The reservation must be fully paid two days prior to check-in or your reservation may be cancelled, at our sole discretion. 5. Please notify us of any special request at the time of making the reservation so we can do our best to accommodate you. 6. At checkout from the Hotel, please leave the exterior door key hanging on the hook next to the interior door. 7. We make every effort to provide the room type or RV site that you originally booked, but because rooms undergo maintenance, a prior guest might extend their stay, or other unforeseen events happen, there are times that we must relocate your assigned unit. In such a case where we are not able to provide you with the same (or better) Room Type or RV Site Type, you have the option to cancel and receive a refund. Alcohol: 8. Alcohol consumption is only permitted on Sites or Hotel rooms. 9. Underage drinking will NOT be tolerated, is prohibited, and will be reported to the police. 10. Loud noises and other behavior that intrudes on the quiet enjoyment of other guests is prohibited. Public intoxication will not be tolerated and is prohibited. Amenities: 11. Hotel guests may use the campground laundry facilities but not the campground showers. Hotel guests are invited to use the concrete patio with the grill and dining chairs located behind Room 16 upon advance request. Requests will be honored on a first come basis except that Room 16 will always have priority. 12. Registration as an RV Guest includes use of all amenities except those amenities for the exclusive use of the hotel guests, which are those located in the lobby (coffee, ice, filtered water), and on the concrete patio. 13. All guests use these amenities voluntarily and at their own risk. We are not responsible for any injuries that may be sustained by you or anyone in your care, including children or visitors, in their use of amenities. To the fullest extent permitted by law, you agree to indemnify, defend and hold us harmless of and from any loss, damage or injury resulting from use of these amenities. Bicycles: 14. Children under the age of eighteen (18) are required to wear helmets. 15. All bicyclists are required to obey traffic laws, including speed limits. 16. Do not ride through other RV Park campsites. 17. We not responsible for accidents occurring from bicycle riding. Ride at your own risk! To the fullest extent permitted by law, you agree to indemnify, defend, and hold us harmless of and from any injury, damage, loss or death you suffer or any person at the Resort upon your invitation, including your children and guests, suffers while riding a bicycle. Campfires: 18. A firepit must be used responsibly and with ADULT SUPERVISION. 19. Campfires must remain inside the firepit. 20. Burning of treated lumber, lumber with adhesive, such as particle board, plywood, OSB and/or wood with protective coatings, such as polyurethane or varnish is prohibited. 21. The only items to be burned are wood, cardboard and paper. 22. Campfires must be fully and entirely extinguished before leaving firepit area. Children: 23. Children under eighteen (18) years of age must be supervised at all times. Absolutely no children are to be left at the Resort without adult supervision. 24. Your children and guests under eighteen (18) years of age must be in your hotel room or your RV site no later than ninety (90) minutes after sunset except when coming or going from the Resort with you. Conduct and Undesirable Behavior: 25. No business or commercial activity is permitted on the Resort. 26. Proper attire, including shoes and shirts, should be worn at all times. 27. Please use discretion with language and attire. We are a family-friendly environment, and therefore ask that you refrain from vulgarity, obscenity, and/or inappropriate or disruptive behavior. 28. You are responsible for the conduct and behavior of your children, pets, and visitors. 29. Persons engaging in illegal activity or violating the Resort Rules, Policies and Procedures (these “Rules”) will be subject to immediate removal from the Park without a refund. Fireworks: 30. Fireworks are prohibited on Resort property. Hotel Rooms: 31. Smoking is not permitted in hotel rooms or hotel facilities, including bathrooms and corridors. Hotel rooms smelling of smoke will incur a $300 cleaning charge, even if discovered after check-out. If you would like to smoke, please go to a hotel path or open space. 32. Only registered visitors are allowed in hotel rooms. 33. Please notify us if you discover any damage in a hotel room. Please do not attempt to fix the damage. 34. It is prohibited to have more guests than the permitted capacity in each hotel room. 35. It is prohibited to use the hotel room to host gambling games, meetings or parties that may disturb public order. 36. Please turn off all lights and air conditioning when leaving the room. Do not use the electrical or mechanical equipment for purposes other than those for which it is intended. 37. Please do not damage the furniture, decorations or goods in the hotel room. 38. All lights, TVs, air conditioning and other electrical appliances must be turned off before leaving the hotel room. 39. Please close all doors and windows if the air conditioning is on. 40. The hotel room includes bedding and towels. Missing or stained towels and bedding will incur fee. 41. Please check closets, sheets, nightstand, drawers, and under the bed for personal and valuable objects before checking out of the hotel. Garbage: 42. All garbage must be disposed of in the garbage dumpster. 43. Garbage is limited to trash generated while at the Resort and excludes any shipping boxes or packaging for large items. No bulk or household garbage is permitted at the dumpster. 44. Be aware of food and trash on your RV site — food must be secured, stored properly and not left outside. 45. Garbage must be promptly disposed of in dumpsters, and not kept on the RV site for any length of time. 46. Do not flush garbage down the toilet. Only toilet paper is permitted down the toilet. Liability: 47. To the fullest extent permitted by law, we are not liable for any loss related to fire, theft/lost, accident, or any other cause. To the fullest extent permitted by law, you agree to indemnify, defend and hold us harmless from any all causes of action, debts, demands and liabilities arising out of or relating to any loss related to fire, theft/lost, and accident. Lost Items: 48. We will return left items upon request for a charge equal to $25 plus 110% of shipping costs (including packaging). There is no charge if you or your agent returns to the Resort to pick up items you left. All left items will be discarded after seven (7) days. Mail & Packages: 49. You may not use the Resort as an official permanent address nor receive mail at the Resort (USPS will not forward mail once guests depart). 50. USPS at 360 Meeker St rents PO Boxes for less than $90 for six months. This address is able to be forwarded to another address. 51. UPS and FedEx have been instructed to deliver packages directly to RV sites but they do not always do so. Please notify the Resort of any expected packages in advance to ensure your package is delivered. 52. The Resort’s waste dumpsters are not sized to accommodate large packages. Accordingly, you are prohibited from disposing of large packages (any package larger than a book box) at the Resort and must take such packages offsite for disposal. Noise: 53. Please be considerate of neighbors. Any noise or other actions or activities, including pets, which disturb other guests or their family and other visitors will, in our discretion, constitute a nuisance if not otherwise permitted pursuant to these rules, policies and regulations. Nuisances are prohibited. 54. “Quiet Hours” begin 90 minutes after dusk and end 90 minutes after dawn, as they are scheduled by NOAA for a given day. 55. 24-hour courtesy hours: Please be respectful of your neighbors at all times. Loud music, television, stereos, voices, and music players can be a disturbance to your neighbors and the general tranquility of the Resort. 56. Private drums or musical instruments are not permitted to be played in the Resort without prior written permission from the Resort (but don't hesitate to ask). 57. Entertainment or recreational activities must be operated in a manner that does not create a noise outside of the boundaries of Resort property. Pets: 58. Pets staying at the hotel are charged a discounted fee if arranged in advance and $30/night if not disclosed to the hotel by check-in. 59. Pets must be current on all required vaccinations to enter the Resort. Pets may not be left unattended and must be leashed at all times. 60. Guests are required to clean up after their pets and properly dispose of pet waste immediately. A $50 charge will be assessed to guests that have not picked up after their pets. Twenty-five dollars ($25) of the collected fee will be paid to the person who notified the Resort and helped to enforce this rule. 61. By bringing a pet on the Property, guests hereby represent and warrant their pet to not be aggressive or a nuisance. Aggressive pets are prohibited from entering the Resort. If a pet creates a disturbance or becomes a nuisance, the pet will need to be immediately removed from the Resort. Resort may, at their sole discretion, deny any pet entry to the Resort. Pets with ANY BITE HISTORY are prohibited from entering the Resort. 62. Pet owners are responsible for all actions by a pet. Any evidence of aggressive behavior by a pet will result in immediate and permanent removal of the pet from the Resort without refund. River & Outdoor Activities: 63. No river related activities are supervised by a lifeguard or other responsible person. In place of no-site supervision, this facility requires all guests to follow all relevant laws pertaining to the use of the river. You make use of the river at your own risk. You agree to indemnify, defend, and hold us harmless of and from any and all claims, causes of action, debts, demands and liabilities arising out of or relating to your use of the river, including all use by you, your family and your other visitors and guests. 64. IN AN EMERGENCY, CALL 911 IMMEDIATELY! Notify Resort as soon as you are able. 65. The Resort is not responsible for any liability that may occur from the use of any outdoor activities. RV Sites: 66. You are prohibited from having more than the permitted capacity on your RV site after Quiet Hours begin. For stay packages longer than a weekly rate, capacity is limited to two adults and up to three of their children/grandchildren. 67. You must park your vehicle either directly in front of your RV or in the hotel parking lot. 68. Driving or parking on grass is strictly prohibited. A maintenance fee will be charged if you drive on the grass. 69. RV’s must remain clean and tidy during the duration of your Stay. No permanent structures are allowed and any temporary structures (i.e. dog fences) must first be authorized by us. You must clean your RV Site before checking out. Cleaning fees will be assessed for any debris remaining after departure. 70. Sewer lines must be connected to the park sewer with air-tight connections. Either a donut or screw-in connector is permitted. The sewer holding tank must not be left open. 71. Chemicals must be used in the tank so that solids dissolve and the tank can be dumped periodically. 72. Water pipes must be insulated in the winter or if low temperatures approach. Heat tape must be put on the pipes from the ground up. Insulation must be used that is at least 1-2 inches thick. Pipes must be wrapped with duct tape and a cover sleeve. 73. RV Sites shall be used for residential purposes only. Trespass: 74. You must respect the privacy of others and do not trespass on their sites or hotel rooms, whether vacant or occupied. Undesirable Behavior: 75. Any person who is intoxicated in public, is a nuisance or, , in the opinion of Resort, is acting in such a manner that may be injurious, offensive, or annoying to others will be asked to leave the Resort immediately with no refund. You must comply with all applicable laws. Utilities: 76. Wi-Fi internet is available to Guests for free. Electricity is charged for monthly RV guests. 77. Resort does not guarantee that the Wi-fi or electricity will be free from outages and service interruptions. Resort accepts no responsibility or liability for failure of any of its systems. Vehicles: 78. A valid driver’s license is required to operate any motor vehicle on the property. 79. The speed limit is 5 miles per hour on all roads. Exceeding the speed limit is prohibited. 80. You must obey all traffic signs. 81. Vehicles may not be repaired on the Property (other than service calls for emergency issues). 82. Vehicle washing of any kind is prohibited. Violation of Rules: 83. Resort reserves the right to immediately remove, without prior notice, you, your family, your visitors upon violation of any rule e. No refunds will be given. You are responsible for any and all damages caused by your family, guests and visitors.

All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
