Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-in Procedure - Check-in: 11 am - Check-out: 2 pm - Upon check-in, please stop by the office during office hours. - Afterward, proceed to your site, and be sure to visit the office the following day. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Rigs - RVs older than 5 years must go through an approval process. - No pop-up campers or tents. - Must always maintain RV in road-ready condition including but not limited to, awnings, tires, sidewalls, roof, windows, under pending, etc. - RVs must stay in a washed and clean appearance. Sites - All sites have level concrete pads. - Oil, rust, spills, stains, etc. are your responsibility to clean up ASAP. - Lot size includes half a yard on each side and behind your RV. - Be mindful of your neighbors. - Maximum size of 7’x7’ plastic/resin sheds (Craftsman, Rubbermaid, Lifetime, etc.) are permitted as long as completely on the back half of the concrete pad. - 1 shed allowed. - No sheds/buildings authorized on grass. - No sales business can be run from your site. - No yard sales. - The pad must always remain neat, tidy, and clutter-free. - LP tanks, no more than 3 unused (4 tanks total). - 1 100gal potbelly LP tank is permitted. - Holiday décor must be removed within 1 week after the holiday. - 1 RV per site. - RV must remain in good clean operable condition. (washed, tires road ready, level, repairs made promptly, etc). - No skirting may be placed around the RV. - Covered lots may place up a sunshade/wind block on one side of the RV, must remain tight, sturdy, and damage-free. - No pools, hot tubs, buckets of water, etc. - Sewer hoses, water hoses, and electrical hoses run behind tires under the RV off the grass to help prevent damage or dry rot. - Sewer hoses, and water hoses if damaged/leaking must be replaced immediately. - Do not store things under your RV. - Decks/stairs/ramps/fencing must be approved before building. - RV carports if guest installs must match park standards. - Guest-installed covers are donated to the park when you depart (cannot be removed). - Park provided cover; rent will increase on top of monthly rent. - Park covers the first $80.00 of each month’s electricity. - If overage occurs, the site guest pays the remaining portion. - RV slides may hang off the concrete as long as all stabilizers/jacks are on the pad. - Fenced yard pet(s) must always be accompanied outside. - Portable fencing is subject to site location and management approval. - No parking on the grass. - No parking in the roadway. - No clotheslines. - No working on vehicles. - No interior furniture for outside use. Trash - All boxes must be broken down completely (Soda, beer, cereal, bulk items, delivery, etc). - No Furniture, $150.00-$400.00 fine (per trash company). - No Mattresses, $250.00 fine (per trash company). - No appliances, $350.00 fine (per trash company). - No chemicals, $350.00 fine (per trash company). - No tires, $375.00 fine (per trash company). - Only household trash that fits into trash bags is allowed into dumpsters. - No feeding feral cats around dumpsters or in the park. Wi-Fi - Password to Wi-Fi is a guest use only. - Do not give out. - The park does not have control over the free service provided. - Call DIGITEX (817) 558-6230 for any issues, or to buy a personal service plan. Cable TV - RV dome satellites are allowed (DISH, DIRECT TV). - No hardline cable/ internet will be acceptable. Behavior - Police called out for disturbances that can/will result in eviction. - No discharging of firearms for any reason. - No display of firearms outside of the home. - Open carry is permitted by licensed gun holders. - Zero tolerance for domestic violence. - Smokers do not discard cigarette butts on the ground. - Absolutely no bullying by other park guests or staff. - No drugs permitted, period! Pool - Open daily, 10 AM to 10 PM. - No diving. - No glass. - No pets. - No smoking. - No splashing. - Be mindful of noise levels. - Clean up after yourself. Bathhouse - No smoking. - No pets. - Do not flush paper towels, feminine hygiene products, wipes, condoms, papers, or any non-toilet paper items. - Caution when walking on wet slippery floors; recommend using bath shoes- we are not responsible for injuries. - Put the trash in the trash can. - Pick up after yourself any left behind garments or bathing products will be discarded. - No hair dyeing. Laundry - Open 24/7. - Credit /debit card operated. - Park will not be responsible for overcharges with laundry. - Pet items in the last 3 sets of machines only. - No rugs (indoor or outdoor). - No shoes or items that will cause unbalancing of machines. - Use at your own risk, park not responsible for damaged clothing. - Items left in machines will be removed and put in trash bags. - No pets. - No smoking. - Any left behind and forgotten garments will be donated after one week. Clubhouse - Open 24/7. - Do not give out code. - The kitchen is by reservation only. - Clean up before you leave. - Make sure all lights, TV, and appliances are off before leaving. - No pets. - No smoking. Political Views - Candidate signs are ok if just supporting only (subject to office approval). Mail/Packages - All mail is sorted in the office and placed in assigned mailboxes. - A $50 mail key deposit is required to receive mail. - The mailing address is 5080 Ben Day Murrin Rd, Ft Worth, TX 76126. - Mail runs Monday through Friday, only during open business hours. - Packages will be delivered to your site. Make sure your site number is on your orders. - Packages delivered by USPS will be delivered to the office and can be picked up during office hours. - All package boxes must be completely broken down before being put into the dumpster. - Packages at the office need to be picked up in a timely manner, after one week packages will be returned (unless out of town). Lawncare - The park is mowed regularly. - Guests have the option to mow/ maintain their own lot. - Doing so qualifies to win Yard of the Month. - Ask the office for details. - Park is not responsible for damage to yard décor, items on the lawn, or hoses to RV. - The park will provide basic pest control as needed outside only. - The park will maintain the trimming and planting of trees, shrubs, flowers, etc. - Do not trim trees. - Pop-up Canopies are allowed during daylight hours only and must be taken down every day. - No tent camping allowed. - Keep all trash and litter picked up around your site. - Keep all cigarette butts picked up. Vehicles - 10 mph in the park for guests and their visitors. - 2 vehicles per lot max. - No parking on vacant pads. - Do not park in the roadway. - Overflow parking vehicles must be moved daily, first come first get. - Vehicles must be running & state compliant. - Non-running, uninspected, out-of-date tags, etc. can/will be towed from the property at guests’ expense. - No working on vehicles. - Tire changes are permitted if completed on the same day. - Oil, stains, spills, rust, etc. must be cleaned up ASAP by guests. - New vehicle purchases must update the office within 1 week of a new purchase. - No ATVs, side-by-sides, 4-wheelers, dirt bikes, etc. allowed. - Golf carts within reason are permitted, 5-mile speed limit and no reckless driving, and must be kept in the same working condition as a vehicle. - No persons under 18 years old are allowed to operate vehicles or golf carts. Children/Grandchildren - Adult-only park. - No persons under 21 years old may reside at this location. - Children/Grandchildren may visit. - Children/Grandchildren may not run around the park unsupervised. - Visiting children/grandchildren must be inside the RV by 10 pm for the remainder of the evening. - No pools, hot tubs, splash pads, sprinklers, washtubs, water balloons, etc. - Visiting children/grandchildren's belongings must be picked up and stored properly every day. - Sidewalk chalk is allowed on your pad only. - Longer than a 2-day (48 hours) stay must get approval from management prior to arrival. Rent - Rent must be paid by the first of each month, late fees start at 5 pm on the 3rd, and eviction processed for payments not paid by 5 PM on the 5th. - Late Fees are $50.00 a day. - Rent payments may be made by Check, Money Order, Debit Card, or Credit Card. - No cash accepted. - After-hour payments may be placed in the drop box located outside the office by the mailboxes. - Payments will be processed the next business day. - No refunds will be given for any reason. - Noncompliance with evictions will result in the towing of your property at your expense. Quiet Time - 10 pm-8 am. - Please be considerate of your neighbors at all hours, day and night. - Loud music, conversations, noise disruptions, etc. are not allowed. Office Hours - Monday-Friday, 9 am-5 pm. - Closed Saturday & Sunday and all major holidays. - For emergencies, call 911, then notify the office. - After-hour calls/texts are for emergencies only. Pets - All pets need to be kept updated on shots. - All pets must always remain on a leash unless in a designated fenced dog park. - Leashes must be connected to the pet's collar/harness and your hand. - Leashes must be no longer than 6ft in length. - Cats, reptiles, birds, etc must be inside only pets. - No pets in buildings or bathhouses. - No tethering of pets outside. - No unattended pets for any reason or length of time. - No aggressive breed dogs or mixes with Pitbull, Staffordshire Terrier, German Shepherd, Cane Corso, Chow Chow, Doberman Pinscher, Rottweiler, Mastiff (Bull and English), Malinois, American Bulldog, Dogo Argentino, etc. - Clean up in all locations after your pet is required immediately. - Failure to pick up after a pet anywhere is $100.00 per pile. Failure to pay the fine will result in serving 24-hour notice to vacate. - For repeat offenders, fines increase at $50.00 increments each time. - Excessive barking, out-of-control dogs, and aggressive pets will/can be asked to be removed from the park. - No poultry, swine, cattle, horses/ponies, sheep, goats, or any other livestock may be kept on or visit the property. - Deceased pets must be disposed of off-site, burials or trash dumped will result in eviction. - No pools or water tubs for your pet to play/cool off in.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
