Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-in Procedure - Arrival times 3:00 PM - 10:00 PM - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Guest Check-Out Checklist - Do not leave trash bags on the deck. - Take all trash to the big green trash cans out near the road. - Do not leave any type of personal trash or personal hygiene items in trash receptacles in the cabin or lying anywhere in the cabin. - Put all dishes in the dishwasher and start it prior to leaving the cabin. - Upon departure, set the thermostat to 65°F if your rental occurs during the Fall/Winter months from September 30th to April 30th. Set the thermostat to 78°F if your rental occurs during the Spring/Summer months between May 1st and October 1st. - Remove all food items from the refrigerator or cupboards that you brought with you. All food items must be taken with you or thrown away. - Do a final review of the cabin to make sure you have not left any personal belongings behind. - Personal belongings will be returned to you via us mail for a charge of $15.00 per item plus applicable postage. - Return the key to the lockbox on the door railing. Be sure the keys on the lanyard are returned to the mailbox by the dishwasher. General Policies & Guidelines - Before making a reservation or purchase, we encourage you to review our policies and guidelines. Understanding our policies will help ensure a smooth and enjoyable experience during your stay. - From check-in procedures to pet policies, we provide all the information you need to plan your visit. House Rules - No Pets. No Exceptions. - There is WiFi in the cabin. Choose, Bent Tree, PW: 60034752DC4A. - Please leave the TV settings as they are. The regular TV channels are in the FUBO app. You can use the Pine Fiber 2.4g for your other devices. - The password is the same; 60034752DC4A. - You can watch any of the movies that are available on any of the apps. Do not attempt to charge any movies or anything else. You are responsible for all persons in your party. - It is your responsibility to notify me, 432 530 8441 immediately, if there are any damages or problems while you are staying at the cabin. - Do not put a grill of any kind on the deck or front porch, our grill or yours. - Do not remove anything from the property. We have no problem turning you in for theft and charging you with theft of property, such as wood or any cabin contents. - There is a Weber grill at the cabin. You need to bring your own charcoal briquettes and lighter fluid. No Gas grill. - All the décor and items in the cabin are there for your enjoyment, Not for you to keep or take with you. - There is a percolator coffee maker only. Bring the coffee of your choice and filters or the brewer of your choice with you, if you are a coffee drinker. Fireplace - Do not use the vacuum to clean out the fireplace. - There is firewood at the cabin. - Please use the Pinewood outdoors in the firepit. Only use the Oakwood in the fireplace. The oakwood is in the woodshed. You must lock it after you use it. Security and Safety - Lock the cabin when you leave for any reason and not on the property. Lock the cabin when you check out. Front and back doors. - This property is protected outside the cabin by Aegis Security. Hot Tub - There is a 40-gallon hot water heater. The garden tub takes at least 50 gallons to fill up to the overflow. If you fill the garden tub up and wonder why there is no hot water, here is your answer. - Do not call or text me there is no hot water. - Remove the hot tub cover, using the EZ Lift. - Two(2) people should carefully lift the south side of the cover over the bar and gently lay it down on the North side cover. It folds in half. Then push the hot tub cover to the north, so that it rests on the EZ LIft bar and hangs there until you are finished using the hot tub. - Do not sit on the hot tub cover. - Do not let your children get on the hot tub cover. - Do not allow anyone to sit or get on the hot tub cover at all. Instructions to use the SPA - Upon arrival, the hot tub should already be on, in prime mode. If not, turn the hot tub on, at the switch on the deck handrail. - Flip the south side hot tub cover pad over the push-back handle and then gently push the cover behind the hot tub. - Follow the guidelines on the instruction card on the bar in the cabin. - Do not allow any type of body fluids in the hot tub. - Do not get in the hot tub with sun tan oils on you. - Do not leave the jets running when you leave.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
