To ensure the comfort and safety of our guests, please abide by the following rules:
Registration and Arrival Check-In Procedure - CHECK-IN is at 1 pm. - CHECK-OUT TIME FOR RV SITES IS 11:00 AM. - If arriving outside of check-in times, please call to make arrangements. - If you need a late checkout, check in with the front desk to see if your site is available. - Additional charges will apply. - Please check with the office before 11:00 AM if you wish to extend your stay and for availability of sites. - After-hours check-ins, look in the drop box outside the office for a map with your name on it that will contain all check-in information. - No arrivals after dark are permitted. Cancellation Policy: Nightly reservation requires a one-night deposit. If you need to cancel, there is a non-refundable 1-night deposit. All No shows will be charged your entire stay. Quiet Hours - QUIET TIME IS 10:00 PM UNTIL 7:00 AM. - Excessive noise or public disturbance may result in eviction without a refund. Speed Limit - The speed limit in the park is 5 MPH. Pedestrians always have the right of way. Fire Policy - NOT ALLOWED ON SITE: Fireworks and firearms of any kind include BB, Airsoft, and Pellet Guns, and wood-burning fire pits. Site Policy - SITE OCCUPANCY: 1 RV and 1 Vehicle are allowed per site unless space is allowed. - Overflow parking is available across the bridge. - Trailside and middle section RV sites have shared water hydrants and pedestals with a 30/50amp plug. - They are on a first come basis no guarantees. - Sites are not assigned until check-in. Generators Policy - Generators are not allowed to be turned on while at the resort unless there is an emergency outage. Children Policy - YOU ARE RESPONSIBLE FOR ALL BEHAVIOR AND ACTIONS OF THE CHILDREN WITH YOU. - FOR SAFETY REASONS, AGES 14 AND UNDER MUST BE SUPERVISED BY AN ADULT IN ALL AREAS OF THE PARK, INCLUDING THE BATHHOUSE AND OFFICE. - NO MOTORIZED GOLF CARTS, SCOOTERS, OR CARS ARE TO BE DRIVEN BY CHILDREN OR MINORS IN THE PARK AT ANY TIME. - NO PLAYING BALL GAMES IN THE PARK. Pets Policy - PETS are welcome! Limit 2 dogs per RV; an extra charge will occur for more than 2. - You must always keep your pets on a leash while walking. - Please do not leave pets unattended and tied outside of your rig. - The Park has provided pet waste bags and trash baskets for your convenience. - Any guest who fails to clean up after their pet will be asked to leave without a refund. - Excessive barking or aggressive behavior will not be tolerated. - No pets are allowed inside the laundry room or restrooms. - Pets are welcome to visit the office and receive a treat. - PLEASE DO NOT WALK YOUR PET THROUGH OCCUPIED SITES. - No aggressive dogs permitted. - Also please respect your neighbors and don’t allow your dog to be barking, We ask you to put them inside; if they continue, we may ask they be removed from the park. - Management reserves the right to refuse service to owners of specific breeds and vicious dogs. - Colorado state law holds the pet owner responsible for pet actions, bites, etc. - An additional pet fee of $30 per month for additional pets. - Pets need to be updated on all shots to stay at the park and use the two dog runs. Creek Policy - Fishing and swimming are not allowed in the creek. Pool Policy - The pool is owned by the City of Manitou, and they have rules available at their front desk. - The pool is included in your stay. Fitness Center - The Fitness Center is owned by the City of Manitou, and they have rules available at the desk. - The fitness center is included in your stay. Parking Policy - Your visitors may park in your spot if you do not have a vehicle, street parking or overflow parking is available for guests. - Vehicles without a current car pass will be towed at the owner’s expense. - DO NOT BLOCK OTHER SITES OR PARK ON VACANT SITES, you will be charged the nightly rate if you are. - One lane bridge to the park; please do not park on the bridge to keep traffic flowing. - Reminder to check in at the front office before parking! - Please park at the site assigned to you to prevent double bookings. Visitors & Bathroom Code - YOU MAY NOT GIVE OUT THE BATHROOM CODE TO ANYONE. - GUESTS MUST STOP AT THE OFFICE FOR A CAR PASS, THERE IS A FEE OF $5 PER PERSON PER DAY AND $5 PER VEHICLE PER DAY. - ALL VISITORS MUST LEAVE BY 10 PM. - GUESTS GIVING OUT THE BATHROOM CODE MAY BE ASKED TO LEAVE THE PARK IMMEDIATELY WITHOUT A REFUND. - IF YOUR VISITOR IS SPENDING THE NIGHT, PLEASE LET THE OFFICE KNOW. - THERE IS A MAXIMUM OF 6 PEOPLE ALLOWED AT YOUR RV SITE. Tents Policy - Tents are NOT allowed on RV sites; you must have a separate reservation and site. Smoking Policy - Please DO NOT toss your butts in the restrooms or in the flowerpots. Sewer Connection - Use a sewer donut or secure sewer connection. Sewer hoses need to be enclosed in PVC or elevated. - All hoses, electrical cords, etc. must be hooked up on your site only and out of the way. - We will not replace any items left on the ground that may be damaged by our maintenance or landscaping team. Drain Water - State Law prohibits ground disposal of any drain water (gray or black). - Wastewater from RVs (including sink water) must be disposed of in sewer drainage. Repairs - Vehicle maintenance or auto mechanics (oil changes, rebuilds, etc.) are not allowed. Grilling - With the many wildfires in Colorado, we do not allow charcoal throughout the summer; propane grills are allowed. Cleanliness - We ask that your site always be kept tidy. Propane Policy - Propane fire pits are allowed. Wood burning is not allowed. - Charcoal is dependent on local fire ordinance, which changes week to week. Trash - The dumpster is located across the bridge and to the right. - Please do not leave trash out at any time, as it will attract wildlife. - We also ask that you not use the restroom or laundry room trash for food items, please place all household trash in the dumpster. - This dumpster is not allowed for commercial use, only for households. Trailers - We do not allow trailers to be parked in overflow parking. - If you are not at the pull-thru site, you would need to rent an additional space for the trailer. Monthly Site Policy Highlights - Receiving packages is OK, but guests need to get their own post office box. - All RVs must be 10 years old or newer unless approved by management. - Current photos may be required. - Children under 14 must always be supervised and may not be left unattended. - Sites must always be kept tidy; we are an RV park, not a permanent trailer park. - Trash must be placed in the dumpster and not left outdoors. - A full policy document will be available once we receive your inquiry.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
