The biggest thing to keep in mind when considering the New Orleans RV Resort is that the safety and well-being of the guests is of FAR LESS importance than the entertainment of the staff.
While I was a guest, everywhere I went on the property the daytime bartender would stare at me like the creepy dude who hangs out in front of the woman’s bathroom at the club. Staff and guests alike would joke asking me things like “Are you out people watching or just being watched?” Since it was childish, drama-filled and petty, I would joke back as I tried to ignore it and went about my life.
This continued until it reached a point where management could no longer ignore it but it wasn’t actually dealt with so it just transitioned. I would never have thought a chauvinistic attitude would protect someone exhibiting stalker behavior, but the property manager felt it wasn’t stalking because a female employee was watching and following a female guest. Now instead of my being watched as I walked the property, the daytime bartender was invited over to the site next to mine and they would stare out the window directly at my RV. I learned that there were rumors of a love triangle which was complete lies started by my neighbor she is the wife of member of management.
With the two of them having now escalated their behavior to such a close distance to me, what was I supposed to do? Management was aware of the situation and were doing nothing about it. My contract to be in New Orleans was soon up and the behavior still felt childish, drama-filled and petty so I tried to continue to ignore it and finish out my time.
Management’s lack of action made more sense when a long-time resident informed me that Front-end Manager was creating and spreading these lies as well. I had been impressed with this front-end manager's ability to remember each guest by name but then I realized that you have to remember people’s names when you are spreading lies about them because you cannot lie to someone about someone in their party. In was in this conversation with the long-time resident that I was told that I was on the receiving end of this behavior because of my status as a widow. I’m not sure if that meant it is because I was on the grounds as a single woman or because my husband was a police officer and they wouldn’t have messed with a cop.
The whole time I was just given the advice by those on the grounds to ignore it or to walk away. How do you ignore something that follows you across stateliness and months after leaving the park?
While I am sure this love triangle that my neighbor created with her lies continued to be a topic of conversation, it was also fuel to the daytime bartender to escalate her behavior. When it reached a level of malicious and menacing, I reached out to Applebrook corporate.
Maybe I displayed my own chauvinism because I spoke with a woman and I really believed that she was appalled at the behavior I had experienced and was really going to investigate it, but nothing happened. I was told that as the manager, it was his property to run as he saw fit. Well the manger's response to my complaint? To reprimand and threaten the job of the male employee who got the daytime bartender to take down her malicious and menacing post. Remember the manager thought it is appropriate behavior for a female employee to consistently stare and follow a female guest around the property so why would he actually deal with his female employees for their behavior, no he directed any negative action on a male employee who stopped this one act…? Yeah it makes absolutely no sense to me. In fact, the manager will likely reprimand him again if he reads this review because that’s how this manager handled every step of this situation.
It's sad because the RV Resort is in a beautiful location and has the potential to be a great location but this manager has cultivated an environment of such a high-level of disrespect. I have heard him tell employees one thing and then as soon as they are out of earshot, he says something else. A quick Google search and you can see the #1 reason for high employee turn-over is bad management. In a prior review, I complimented 13 different employees and within 4 months only 4 of them were left. The manager is great at coddling employees like the daytime bartender who doesn’t know how to make basic drinks, increases her tips on credit slips and stalks guests or the security guard who was known for inviting his druggie friends to the property to get high during his shift. All this will of course make your hard workers want to leave rather than pick up the slack for ones like these.
The South is known for its friendliness and hospitality and I have found Louisiana to take that to a higher level so it is really sad that my experience at this RV resort was so substandard that it has affected my business and my mental health. I will personally always avoid this RV park and will avoid Applebrook properties as well since they have chosen to condone this harassment.
For anyone considering a stay here, ask if you want to go through what I have been going through. This is just the tip of it. The way this situation wasn’t handled and the way that it escalated, it really makes me think how many times has this happened before? And since none of the guilty parties seem to have received any consequences for their actions (the manager and front-end manager even created an employee of the month award to give to the daytime bartender after staring at my RV from the next site), it seems highly likely that it will happened again.

The Takeaway: A neglected rv park with no maintenance nor grounds keeping. There are better stopovers along the I10 corridor in this area. Website makes this park look nice but it is not. We were given a site that was very narrow and full of debris. When we came out our door we were only a few feet from our neighbors sewer hose. Grass was full of burrs. We took over a dozen off our dogs after we walked them. On Saturday night there was a band playing in there bar. They were so loud it sounded like they were right outside our RV. They played until after 11:30 PM.
One of a couple of RV parks in the city of New Orleans, they charge a premium (avg $90) for the benefit of being closer to the action, especially when we were visiting during Mardi Gras. For the money, I would expect paved roads and wifi, but the roads were either quicksand mud pits when it rained or dust bowls when it dried, either way, you're not keeping your rigs clean here. And the wifi situation is simply not acceptable. Management acknowledged to me that they were well aware that it was... Read More

Otherwise this park is very nice and exceptionally well managed and staffed with friendly, courteous efficient people. Pool and spa on site. Nice general store. Restaurant and bar upstairs with live music. Restrooms and laundry clean and operational. Verizon signal good (as I would expect within a large metro area) so hotspot was adequate for email and internet. Sat signal good too. Cable available. Launch ramp on site for kayaks and small boats.
Park is about 6 miles away from French Quarter and offered a $6 shuttle into town which was nice. Uber rides averaged about $20. This place is located adjacent to a navigation canal between Lake P and the Mississippi with a working marina next door and in the flight path of an airport servicing the local national guard so there was a bit of noise. Otherwise there is zero attractiveness in the immediate surroundings which are a mix of semi-abandoned industrial complexes on a horrible access road.
There is a Walmart within a mile and a great grocery, Rouses, a bit further. "Dining" in this neighborhood involved a selection of fried chicken fast food.

Grounds well laid out. At our request, park staff located us and three fellow RV travelers in adjacent pull-through sites in the "buddy" section. Staff very helpful and friendly. Giving "facilities" a 4 star on account of muddy roads (it rained every day we were there). Several truckloads of gravel would go a long way to remedy this inconvenience. Otherwise, perfect. Just slow down and there's nothing that's gonna shake the spam outa your galley cabinets. The park is right at ground zero for the levy breech in the 9th ward, so there's some interesting stuff to be learned about how this resilient city shrugged off one of the worst natural disasters this country has ever seen.

We stayed at Pontchartrain Landing for 5 days for the 2018 New Orleans Jazz Festival. The location was easy to get to from I-10 coming from the east, since we avoided towing our 5th wheel through downtown New Orleans traffic. Agree with other reviewers about the potholes on France Road approaching the site, but OK if you go slow, and not that different from the poor condition of many other streets in this city. Check-in was easy and efficient. The restaurant and bar, with live music almost every night, were big pluses for this resort. Pool and hot tub were clean. We were in site 122 near the entrance, and the internet signal was OK too slow for streaming movies, but pretty reliable. For the $90/night price we paid, I would expect better.
The roads and sites in the resort are all gravel, and a little dusty. Many of the palm trees looked dead. Not sure if this was because of earlier flooding in the area, or just lack of upkeep of the landscaping. Overall, I rate this campground 4 stars would be a 5 if not so pricey and the roads/pads were paved. I'd stay here again if I could get a better deal on the daily rate.

The park is well maintained and right on the canal. Sites are a little narrow but there are palms planted in between each one that offer privacy. We were in Site 43, had full hook-ups with no issues on any, a picnic table and it was just long enough for our 37-foot Class A, tow dolly and parking the car. They pick up garbage at your site. The laundry room was clean but most of the machines didn't work. WiFi was weak and our Verizon signal was just okay. Lots of place to walk the dog and a fenced dog run. There is some plane and train noise but not bad. We stayed January 30 - February 6, 2018 and $48.00 a night with our Passport America discount.

We stayed during Mardi Gras. Price reflected same. Campground very well run and clean, Staff very friendly and helpful. Internet worse than expected need major upgrade for the price of the campground. Excellent restaurant on site highly recommend.
Easy access. Nice area for our dogs. Friendly staff. Lots of dust due all the gravel. They could use a water truck to help keep all the dust down. Next time in New Orleans we'll stay there again.
This resort was perfect! Great pool, hot tub, clean. Sites are plenty big! We will stay here again! After reading other reviewers here are my suggestions.. yes the shuttle is limited routes. That they provide a shuttle is fantastic!! Get an Uber if you want to return or go later. Uber picked us up and brought us home. The shuttle is free! Restaurant bar was very clean, staff was friendly. I love this place!!!
Pontchartrain Landing has some obvious pluses, the first being the personnel there. Our visit there was our first RV experience, with our first RV. Can't say enough about the helpfulness and cheerfulness we encountered from everyone who worked there. With that being said, Just getting to the landing, was an exercise in vehicle handling and suspension. With that being said, Just getting to the landing, was an exercise in vehicle handling and suspension. The approach road was like washboard and the campsites and roadways were pea gravel--some of which had not been filled in or graded for a long while. A lot of dust was raised as vehicles and the RV go carts passed by. The main restrooms and showers showed some need of maintenance, but the secondary showers/restrooms were relatively brand new. The on-site store and the bar and grille were very pricey. Location from the various New Orlean sites was good, but make sure your GPS or Google Maps has been updated. Navigating around New Orleans isn't easy. Overall, the location and employees are the biggest plus for Pontchartrain Landing. It's on the water and in a reasonable distance from all the New Orleans attractions. Just make sure your suspension is good and everything in your RV is secured well....the approach road will jar your molars.

The entry into the park brings you onto all gravel roadways. The park is maintained very well with nice landscaping. Pontchartrain Landing advertized various sites based on location and view. Our site was requested to be on the water with a view of the River. We had a requested a water view which was mid-priced. This was kind of what we received. What we actually received was a view of three Floating Vessels and if you turned your head out the door enough you saw the water. For the extra price, it's not worth it. They do have a shuttle service. The negative with the shuttle is that it only picks up from one location downtown and only at 4 p.m. and 8 p.m. which leaves you downtown for a long time walking around if that's your choice of transportation. The other negative of the park was the complete lack of Wi-Fi. They advertise Wi-Fi but we were never able to log in unless we walked over to the office and sat outside. If you want a place to stay that is 15 minutes from Downtown and the French Quarter, this would be the place to stay but it's a little pricy, the staff is not all that friendly and you will not get internet. If you want to use the shuttle, plan on being downtown all day. Pick up is rare.. I believe it's overated by Good Sam.

The sites are nicely landscaped and feel adequately private. We usually travel with friends and have always managed to get side by side. The only negative is that I have yet to get the wi-fi to work. Since we travel with our own cellular, its not a big issue, but decent wi-fi would be nice. We always have a nice time here and will continue to return.

Park is in industrial setting of New Orleans. A little confusing at times getting in and out but overall nice place to stay. It was extremely hot so make sure your A/C's work if you are coming in the summer. Had nice shuttle to downtown available if you did not want to take a car, The only reason I gave this a 3 star appeal is location. Once inside the RV park I would rate it a solid 5.
White rock throughout the facility. Lots of dust and more dust. Restaurant was good. Found that Tom Tom and Ipad can't get you there.Close to FQ and a challenge to get to RV park.
I wasn't impressed. The biggest issue for me is that the entire campground is crushed rock. Much of the rock has turned to dust, so after a day or so, dust covers everything. I did not use any of the facilities. Most of the staff was friendly.
Pontchartrain Landing is nice, clean campground on the water in NOLA. Very clean restrooms, convenience store, and nice restaurant with entertainment on the site. Very friendly staff, Shuttle to downtown New Orleans is great, but the last one returning to the campground is at 8pm ( 9 or 10 would be more accomodating) I agree with the reviewer about the road to the campground being horrible. If the reason for visiting is New Orleans, which we assume it is for most of us vagabonds, we suggest booking at a real class A rv resort 30 minutes North of New Orleans and driving into NOLA for day trips to return to the pleasant experience of a class A resort with all the amenities.
