I can’t believe GoodSam would put their name on this slummy RV Park. Surrounded by homeless people and encampments, ancient, broken down travel trailers that look like they’re permanent residents. No wi-fi. I didn’t feel safe in this place, I left early and lost the money I paid. This looks like a place where down on their luck meth addicts go to do drugs.
While we were appreciative that they had a spot for us during Labor Day weekend, this should definitely not be a Good Sam park! There were several spots open for travelers but most sites were occupied by long term residents. Most of those sites were filthy and not maintained. I felt unsafe being there in my RV but I definitely felt unsafe walking my dog. The only grassy area to walk her was on a city walkway just outside the park. . Other than this area there was no place to walk her there.... Read More

Good...staff are nice. Bad...everything else. Awful location. Noisy 24\7 traffic on both sides of park. Homeless villages right outside gate. Broken concrete patios. Tight spots with large tree and tree roots. Unkept and old fulltime units. Felt the need to lock up every time we walked the dog. No grass area for dogs so we had to leave the property. And too afraid to be outside after dark. This park needs to be reevaluated by Good Sam and any other rating company. It's how we determine... Read More

Certainly doesn't deserve it's current rating, in my opinion.

We stayed here in August of 2021. Was not impressed when we drove into the campground. Tight narrow roads in park. Around the outer edges of campground were permanent camping units which were not in the best of shape plus weeds were growing up in some of the sights. The Office needed some outside attention as well as the facility that housed the restrooms. The restrooms were clean but dated. There is a bike path that runs along behind the RV park which is occupied by homeless people. The office... Read More

My husbands bike was stolen even though it was locked up. The ratings for this park are over rated and higher than they should be. We have stayed in other campgrounds with the same ratings which were much much nicer then then this one.

Humble little RV park with very kind owners/managers. Walking distance to Old Colorado Springs where we enjoyed lots of shopping and a delicious lunch at Bon Ton's. Is this park picturesque? No. Dog park? No. BUT every member of the staff loved on my Nita The Wonder Dog every time I took her out. Yes, there are permanent residents. And given the limited space - they all keep it tidy. Everyone I met that lived here long term were kind/friendly. If you're looking for a park that's picture postcard... Read More

Yes, there are permanent residents. And given the limited space - they all keep it tidy.
Everyone I met that lived here long term were kind/friendly.
If you're looking for a park that's picture postcard perfect - this isn't the place for you. However, if you travel to meet interesting people this is a great spot. (I had a great conversation with an acrylic artist.)
They have lots of reasonably level pull through spaces and plenty of shade.
Don't judge this interesting book by it's cover. We spent several days here and loved it.

WARNING - DO NOT STAY HERE!!! This is the worst RV park we have ever stayed at - this park should not even be a Good Sam park - someone needs to go to this RV park and reassess the ratings! We would not recommend this park to anyone. At the back of the park are older permanent resident campers. They put us on a site that hardly had room for our RV let alone a tow vehicle.
This park doesn't deserve the very low ratings it has. It does not have beautiful surroundings, but the facilities are certainly adequate. We did not use the pool or laundry, but the park is clean and the lots are adequate in size and are pull-through. There are trees in parts of the park, but we weren't lucky enough to get one. However, we were very close to the store. The staff were friendly and helpful. There is street noise, but manageable when inside with TV on. We had several channels... Read More

The WiFi was not good. Overall, it was an adequate park.

This park has all the basic necessities, but absolutely NO FRILLS. Must have been improved in the last year, because I can't understand the nastiness of several of the reviews from 2016 and 2017. Anyway, here's my take: Park scores with low rates (the weekly rate gives you 1 night free). Great location, super convenient to Safeway, Walgreens, and dozens of restaurants (tip: The Mason Jar, just around the corner, had great food.) Park has blacktop roads and lots of PULL THRUS. Great location, super convenient to Safeway, Walgreens, and dozens of restaurants (tip: The Mason Jar, just around the corner, had great food.) Park has blacktop roads and lots of PULL THRUS. Park is more than half-shaded, and the shady lots are pretty nice, but nothing is particularly scenic. We had a great shady pull-through, #86. I highly recommend it. (Our toy-hauler is only 30 ft. long.)
Yes, there are some long-term trailers, and some of their sites are a little messy, but they're mostly at the far end of the park, and none were noisy or obnoxious. Speaking of noise, there was some traffic noise but nothing horrendous...mostly a steady hum.
Management here is very friendly and helpful, and does pretty well with what they have to work with. No, there's no swimming pool or clubhouse, and no dog park. But they do allow dogs, they have a small store, the grounds are clean, and every site appeared to have a picnic table on a slab, as well as a barbecue stand and full hook-ups in good condition. The sites are not especially wide, but I would say average width. The laundry was clean, and big with good equipment -- and cheap ($1.50 & .50), and the restrooms were spotless.
So, no, there's no campfire rings or folks singing Cumbaya, no super scenic vistas, but it's quiet, it's cheap, the utilities (including internet & cable tv) work reasonably well, and there's lots of shady spots, and lots of pull throughs.

This is a 'GoodSam' rated park? WHY??? This has to be one of worst parks I've ever stayed at. Had I known how bad it was, I would have pick another campground! Their dirt roads are so potholed, I was worried about damage to the rig when driving to and from my site. There a lot of permanent construction people there in very old trailers and their sites looked like junk heaps. 8/8.5/7 ???? Seriously? If you can rate a park like this that high it makes me question the validity on your rating... Read More

This is the worst Good Sam resort I have ever stayed at. It looks more like a ghetto trailer park then a RV park charging $45 a night. Run down trailers of long term residents litter the lot. The first two people I spoke with were unfriendly. The only good thing this resort has going for them is the friendly young man who showed me the sight. Would never stay here again.
never again, narrow sites, pit bull dogs, street people, broken down rv's every were, noise. Was afraid to walk my small dogs for fear of all the pit bulls, also afraid to be out after dark.
Next to highway with all night traffic. Not a blade of grass to be seen. Mostly long term residents, some working on cars etc. Environment such that our daughter would not walk her dog in evening without my escort. Frankly surprised this park remains a Good Sam listing. Will not return.
Worse RV park, I have ever been stayed at.
