We started out in a pull through site that was very tight with little extra space. After one night I went back to the office and I was given a large lot for the rest of my week. I was also allowed to extend my stay 3 days with no trouble. Office people were friendly and helpful. Facilities were well kept and clean. There was good shopping about 2-3 miles to the east. It is close to the city but doesn’t feel like city.
We stayed 1 night while passing through the area. The park was accommodating in changing our reservations when we ran into a weather delay. The park is located off I-10 near 303 Loop (Exit 123 or 125) along multi lane city streets so there is some road noise. Also, on the flight path for Luke AFB. The interior roads are paved. The interior roads and turns are sufficient to maneuver larger RV’s for an experienced driver. The sites are generally level and flat. The parking pads are gravel.... Read More

The interior roads are paved. The interior roads and turns are sufficient to maneuver larger RV’s for an experienced driver. The sites are generally level and flat. The parking pads are gravel. The sites are a mixture of pull throughs and back ins depending upon length of stay. Some of the P/T sites were long enough to stay connected but others were shorter. Not much distance between the sites – just enough room for tow vehicle parking. P/T sites offered very little room for opening slides between obstacles (trees & utility pedestals). They have full hook ups – water, electricity (50/30/20 AMP), & sewer. The utility connections were about mid site. Water pressure seemed low based upon flow rate. Sewer fitting at ground level so establishing a downhill flow would be dependent upon discharge point. Don’t have a memory of an outside table. No camp fires are allowed.
There are a few trees scattered throughout the park so satellite reception would be dependent upon your site, dish configuration and time of the year. Was able to receive DISH programming using a portable dish sitting on the ground. No cable provided. Park brochure didn’t mention any broadcast channels. Didn’t try to get any OTA channels but all major Phoenix networks should be available OTA.
WiFi was only available at the Activity Center. WiFi at site was available for purchase. Didn’t try our NET10 phone or Winegard AIR 360+ so don’t know about reception.
Only one designated fenced pet area with gravel surface in a corner of the park near the P/T area. Bag dispensers / waste collection stations at the pet area only. There was sufficient area to walk dogs along the park’s roads. But park’s rule state that “RELIEF OF YOU PETS MUST BE DONE AT THE DOGGIE RUN. En route, carry a container and clean up after you pet.”
We would stay here again for short stay when traveling through the area.
TIP: While being near town, didn’t seem to be many services nearby. Park’s brochure listed 4 shopping locations but didn’t give any distances.

I booked this resort against better judgement after reading other reviews and the only place open at the time. I would have been better off on BLM land. Good - seems to be well maintained, large pool and sauna and clean, friendly people at front desk( Pat and Beverly), large, fenced dog park, paved streets. Bad - claims large lots but this is only in length, lots are so close you are on top of your neighbor and your area for your chairs is right next to the sewer drains for the other site. although... Bad - claims large lots but this is only in length, lots are so close you are on top of your neighbor and your area for your chairs is right next to the sewer drains for the other site. although dog area is large and fenced, it is outdated and gaps where they can get out or other in. Showers have good hot water but pressure is a trickle. 2 shower heads but hardly enough pressure for one. Floors are outdated, very slippery and entire bathroom/shower area is not cleaned often enough with people leaving their personal items in them for future use. When booking I was asked about the age of my coach. It is beyond what they allow but it is immaculate so she said it will be ok for only the time I was there, however, walking through the park I saw may older than mine and bad shape, including one that is obviously a full timer and appears to be a park employee.
Closing summary - I would not stay here again because of how close the lots are. It appears they have focused more on the permanent park models and are only keeping a few lots for RV use for some reason. The permanent park models are in nice shape. Overall, I would rate this park slightly below average. With some attention to detail by management, I would rate this way above average but is apparent by the items above they are satisfied with just so so.

This is a very large, nicely maintained and laid out. They do have a list of things they prohibit on your site, one of which is pet fencing. I’m not sure of their reasoning, but they should put something on their website about it so folks can make other arrangements for their pups at their site. I have no problem with the rule, but would have liked to have known beforehand.
All bathrooms are closed! They claim they are following CDC guidelines, but I visited 3 other RV parks in AZ during the same period (2 private, 1 state park) and all other RV parks had their bathrooms open. Cotton Lane claims that it informed me that all buildings in the park were closed, but they certainly didn't tell me that no bathrooms were available. All bathrooms are closed! We have been coming to Cottonlane for the past 4 years. We love this park, the Staff is very helpful and pretty accommodating. The other residents are so nice and friendly. Lots of activities. You can be as busy as you want to be. Close to shopping.
We are in the process of moving to FL. Our home sold quickly so we needed a place to stay for 2 months until our home construction is finished. I don't know how anyone could not love this place. The lots are huge. The showers are beautiful and extremely clean. The office staff was awesome to work with. Employees are very friendly.and knowledgeable. Guests are social. Planned on staying 2 to 3 months while looking for a new home in the Phoenix area. The third day of our visit I went to the office to report the street light that we were parked next to kept flickering on & off all night and making popping noises. They said they would notify maintenance. I also notified them that the RV'er parked behind me kept driving his golf cart and car through both me neighbors & my campsite, the park rules clearly state "All vehicles must use the streets provided, shortcuts across spaces are not permitted". The office staff said they would take care of it.
A week later I went back to the office to remind them the light is still flickering and now another light down the street is doing the same. They told me they notified their electrician and he needs to rent a lift to fix them. I then told them my neighbor is still driving through my lot daily, again they said they will contact him and ensured me it will stop.
One week later I went back in the office and demanded they resolve the issue of my neighbor cutting through my site, he almost hit me as I was walking around my coach one day and he's stirring up dust. I stated I would report this to the owner of the park if not resolved, they said they will handle it.
Later that day my neighbor started walking around my coach, taking pictures of my rig while yelling obscenities about me. I came out of my coach and asked what his problem was. He proceeded to tell me he's been here for five years and he'll do as he damm well pleases. I told him to read the parks rules, he said there's a 5' easement on all sites and my rig is encroaching on that easement and he's going to see that I'm fined for that. He then proceeded to yell obscenities at me as he went back to his site.
The next morning I went to the office to let them know what transpired and that I was pulling out early due to this situation. I asked for the owners contact info so I can report this to them but they said he doesn't live on the premises and they have no contact info.
The park is nice, prices are on the high end but one deserves to be treated like this, why post park rules if you don't enforce them! (And the street lights are still not fixed)

The sites were so close together we could not pull out our awning. The restrooms/showers which are not accessible 24 hrs, were placed a long way away from the pull through sites....which are tucked away in the far corner of the park....out of site and out of mind! There's no access to WiFi at your RV site. You have to walk down to the Internet room to access WiFi which is not user friendly at all. Luckily we were only here for one night en Route to Tucson. Would not recommend this park to anyone. Read More

We were very disappointed. We thought the good sam rating meant something but based on the experience at this resort with a 4 star rating we will be very careful in accepting the good sam results. the restroom and showers were so smelly and dirty we did not use them. the hot tub was out of order and the spaces were so close, the neighbors awning almost touched our rig. Will not stay here again and will not trust good sam ratings in the future.
Woman at check in was very, very rude. Wi-Fi is $14 95 for a week. Supposed to be free. Park is clean. Pull thru are very narrow. 8" between neighbors awning and my slide. Not many activities going on. Super Bowl Sunday... nothing. Not recommended!!!

Full day planned water shut down at resort with no notice given to tenants. No concern for tenants by management. Management didn't even try to help.
