We agree with other reviews on how well set up the campground is BUT there is nothing to do for many, many miles. The computer system & registration failed us. We made reservations with family for specific sites together and another camper was placed in between us!! They did not make them move, but we heard other campers were moved for shorter term campers. They did not make them move, but we heard other campers were moved for shorter term campers. We were really surprised at how few sites were occupied (except on weekend & still not full - again, nothing to do). Lastly, a family member rented a golf cart for 8 days, paperwork completed, a security person disabled the cart because he said it was not registered (and he told untruths about trying to locate who rented).
Campground employees were very friendly overall.
Each of our camper group was given a $30 voucher for registration mixup (did not make up for not being together). We ended up leaving a day early because final straw was having one of our campers move to different site but no one came in that original site to stay. We were reimbursed for 1 night and for 1 day of golf cart rental when we left early (very surprised).
We will not return to this campground!!

We were very happy with our 3 night stay. Nice big paved lots and all roads are paved. Very large and spread out property in the "middle of nowhere" but it was beautiful. Great pook, tiki bar, lakes, dog park, etc. Wifi was great. Saw a previous review that was bad, but this probably had some of the best wifi we have had at a part and we were in the back row. Very nice pool and hot tub. 8 pickleball courts and we had 4 courts playing at one time so great atmosphere. Will come back.
We spent two full months. Pros: beautiful park with large sites, nice amenities like pool, jacuzzi, tiki bar, etc. activities like corn hole tournaments and bingo were nice. Cons/room for improvement:
1. Lower the 350.00 fee for a pool cabana. You can get a cabana in Key west at the nicest pool there for 200.00 with a free bucket ?? f beer. Nobody in 2 months used them. A shame.
2. When expanding the park, angle sites a bit more to elevate stress on trailer suspension trying the make that hard 90degree crank. Also angle so everything isn’t a blind side back. Sites should angle the other way.
3. Funny maybe but the worst and cheapest toilet paper I can imagine. Spend more on the TP. I’ve seen better in road side outhouses!
4. Golf cart fee. You can purchase a cart for less if you stay 3 months. Local cart rental in town 300.00 per month with a 65.00 drop fee. Canopy oaks quoted me 1600.00 per month. More than double anywhere we’ve been.
5. Sand and mowers. We rolled in with clean everything. The mower came by and mowed the sand that has some grass in it and covered everything in sand.
6. Outside perimeter, Park cannot control of the neighbors but ATV riding until 2:00AM on weekends in routine. Gunshots and target practice behind us was startling especially when we were in bed and at elevation. There is a berm between you.
7. You will travel 15-20 miles for anything. It is a secluded park. There is a pizza/deli, a small store, and a few things available in the park.
Summary: gorgeous park and worthy of staying for sure. We have booked for next winter. Hoping the comments are used fore constructive feedback leading to change where possible.

This resort is very kid friendly. Sunlight Resorts is using a GOLD STANDARD in building these facilities.
Cons- Poor location and Fees, Fees, Fees
As mentioned above this is an absolute gorgeous resort which is a perfect place to stay for a weekend or maybe even a week but no longer. The issue is that you are approximately 25 minutes away from civilization i.e., grocery stores, restaurants etc.
During the day there is absolutely nothing to do. If you are a snow bird staying for the winter you might be disappointed and bored.
Fees:
First, if you are staying 29 days or longer, they want you to fill out a 10-page extended stay agreement which includes a $15 fee per person to have a background conducted on the occupants in your camper. There are numerous issues when they say a background check will be conducted on long term customers. The biggest fallacy with the background is that the packet is given to you after you have paid for your site and had check in. So, is it truly about safety or just another fee? Further issues include:
• What firm is conducting the background check
• What information is collected
• How is the information stored and for how long
• What is done with results of the information
• How and if is the information purged
• Does a person pose more of a threat staying 29 days compared to someone staying 28 days or less and this background does not apply.
• These are just a few questions out of many that need to be answered
Within the agreement it states you will be responsible to pay any legal fees that might be incurred by Canopy Oaks for you disputing any charges incurred.
Second
• Canopy Oaks charges $350 a day if you want to use one of their Cabana’s at the pool (During our month stay these were never rented)
• $5.00 a day for internet (waived if you are staying 29 days or more and using the internet was intermittent)
• Each site is based on a two-person occupancy for each additional individual age 6 and over it is $5.00 per person per day charge
• $5.00 for each additional vehicle parked on your lot per day
• $12 for a small bundle of wood
• $25 if you want to wash your RV
Golf Cart Rentals
• $49/day for the summer season
• $59/day for the Fall season & summer holidays (Memorial, 4th & Labor)
• $69/day for the Winter season & Fall holidays (Halloween, Thanks, Xmas, New Year’s)
Cancelation-FEES
Daily and Weekly Reservations
• Reservations cancelled up to 72 hours in advance of arrival will be refunded less a cancellation fee equal to one night’s stay.
• Reservations cancelled within 72 hours of arrival will result in total forfeiture of deposit.
Monthly Reservations
• Reservations cancelled between 15 days or more in advance of arrival will be refunded less a $200 cancellation fee.
• Reservations cancelled within 14 days of arrival will result in total forfeiture of deposit.
SITE LOCK FEES
• The one-time Site Lock Fee is $35 for daily or weekly stays,
• $150 for monthly stays.
It’s a shame that an organization such as Sunlight Resorts would rather nickel and dime their customers instead of keeping their customer base happy. As there are many different RV resorts throughout Florida as well as the United States that are just as nice as Canopy Oaks, that don’t charge these fees. For the 2023-year site rentals Sunlight Resorts have elected to increase their rates at Canopy Oaks 35 percent. This is over a $500 increase for a monthly site rental.
It all comes down to personal preference if you like being in the middle of nowhere and having to drive approximately twenty-five minutes to a half an hour to get anywhere then this is the perfect place for you.
This review is written to just educate potential campers staying at the Resorts of Canopy Oaks and to be aware of the potential charges that can be incurred. As mentioned at the beginning of this review the Resort at Canopy Oaks is an absolute gorgeous resort. Sunlight Resorts might just want to review their polices as they prepare to open their other resorts Champions Run Ocala RV Resort and Arcadia Acres.

A mixture of good and bad - much of the bad resulting from poor management and no attention to detail. Large 20 x 90 concrete pads (with electrical box a rear of site). Wide roads between sites. Beautiful pool and spa. Good reception of Orlando TV channels. But: WiFi is awful. Most of the time it doesn't work. "Connection without internet" is common message. Restrooms are almost totally unattended. Filthy. No toilet paper. And this continues day after day. Phone calls to the office... Read More

Be sure to arrive prepared and stocked.
