This was a great place to stay. I was hesitant at first because of how close the spots were but in the end it didn’t matter. The staff was so very helpful and kind. I loved that it was small, only one way to get in and how convenient it was for Downtown Manitou Springs. There was a basketball court, park and swimming pool that was accessed through the rv park and was a great extra amenity. This was a great place to stay. I was hesitant at first because of how close the spots were but in the end it didn’t matter. The staff was so very helpful and kind. I loved that it was small, only one way to get in and how convenient it was for Downtown Manitou Springs. There was a basketball court, park and swimming pool that was accessed through the rv park and was a great extra amenity. They were in the process of fixing the water system which wasn’t a big deal because we just filled up fresh water tank when needed. The owner of the park was very nice and helpful. We can’t wait to go back and stay again!

Very small sites, blocked in by camper in next site.
This place is cramped. RR dirty. Manager Rude. We were supposed to stay 2 nights but they booked us into a 50 amp instead of 30 and then wanted us to move to different sites. Would not give refund for second night but we left anyway because it was a horrible RV park. I would not recommend.
Under new ownership in 2018, I can not believe this park is a "Good Sam" facility. They have jammed as many RV spots in the park as they could, I think 9 more RV spaces plus 3 "tiny home" spaces than ware there last year. They have also added 7 or 8 tent camp sites. This results in no place to park your tow vehicle except in front or along side your trailer/RV in an already jammed situation. It has become an absolutely horrible place to stay. Other campers I spoke to say they would never come back.... Read More
Under new ownership in 2018, I can not believe this park is a "Good Sam" facility. They have jammed as many RV spots in the park as they could, I think 9 more RV spaces plus 3 "tiny home" spaces than ware there last year. They have also added 7 or 8 tent camp sites. This results in no place to park your tow vehicle except in front or along side your trailer/RV in an already jammed situation. It has become an absolutely horrible place to stay. Other campers I spoke to say they would never come back. Additionally, on the park becoming a Good Sam facility I had hoped to get my GS discount, but they have not responded to my in person request nor any of my four messages I left with my name and phone number. Come on Good Sam, please take this park off your list, it is not worthy!

This park is in a wonderful natural setting that, regrettably, is in the middle of a major tourist area. So you have soaring trees, a rushing mountain stream, and views of the mountains alongside a busy highway lined with motels, eateries and gift shops of all descriptions. The spaces are VERY close together. This is not a park where you come to hang out and enjoy nature, but it is a very acceptable place to overnight while seeing the sights of this spectacular region. The spaces are VERY close together. This is not a park where you come to hang out and enjoy nature, but it is a very acceptable place to overnight while seeing the sights of this spectacular region. We found all the staff VERY friendly and accommodating. Our site was closest to the highway, but noise was not a problem due, in part, to the white noise of the rushing stream right behind our motor home. And the restrooms and showers are as nice as any we have ever encountered. We will stay here again if we return to the area.

In my opinion, the sites and roads at this facility are way too small and close for anything over 25'. Oh sure, they squeeze them in every day, but It takes away from the RV experience of being outdoors. Be prepared to park your tow rig, or your toad in an overflow area out-of-sight from your campsite. Margie was most accommodating prior to my arrival, therefore I gave it a neutral rating, but the rudeness of the parking assistant, who later identified himself as the owner was beyond my tolerance.... Absolutely great!! Owners and hosts are top notch. Owner is fantastic and remembered my name all through the stay. Super accommodating and the facilities are clean. Very safe park and it's close to all manner of things via walk or short drive. Only bummer is no wifi, but I had a fantastic t mobile signal for tethering. If you can get a spot here, do it!
Very Clean Restrooms. A bit loud as it is right next to the highway. Didn't like the 11:00 pm curfew. I understand the need for quite, but I'm an adult. I don't need a curfew. The operators were nice for the most part. One of them had a melt down when he saw, as we were leaving we were draining our fresh drinking water onto the gravel though. He over reacted.
Bathrooms were open bay with 4 toilets, three shows, 5 sinks. Park excellent shape, very small and would suggest making reservations by phone. Back in sites loose gravel. Water, elect, and sewer connections good. Normal RV spacing. Staff was courteous, friendly, and knowledgeable. One mile from Manitou Springs can walk or take free shuttle to town. A river runs through the RV Park. Would go back again.
